{"id":347,"date":"2026-02-21T10:19:37","date_gmt":"2026-02-21T09:19:37","guid":{"rendered":"https:\/\/www.squarefinance.fr\/?p=347"},"modified":"2026-02-21T10:19:37","modified_gmt":"2026-02-21T09:19:37","slug":"out-reel-credit-immobilier","status":"publish","type":"post","link":"https:\/\/www.squarefinance.fr\/index.php\/2026\/02\/21\/out-reel-credit-immobilier\/","title":{"rendered":"Taux nominal, TAEG, assurance : ce que vous payez vraiment dans votre cr\u00e9dit immobilier"},"content":{"rendered":"\n<p>Lorsqu\u2019on re\u00e7oit une offre de pr\u00eat immobilier, le premier chiffre que l\u2019on regarde est souvent le taux.<\/p>\n\n\n\n<p>1,80 %<br>2,10 %<br>3,25 %<\/p>\n\n\n\n<p>Mais ce taux ne repr\u00e9sente qu\u2019une partie du co\u00fbt r\u00e9el de votre cr\u00e9dit.<\/p>\n\n\n\n<p>Pour comprendre ce que vous payez vraiment, il faut distinguer trois \u00e9l\u00e9ments essentiels :<br><strong>le taux nominal, le TAEG et l\u2019assurance emprunteur.<\/strong><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">1. Le taux nominal : le co\u00fbt \u201cbrut\u201d de l\u2019emprunt<\/h2>\n\n\n\n<p>Le taux nominal correspond aux int\u00e9r\u00eats que la banque applique sur le capital emprunt\u00e9.<\/p>\n\n\n\n<p>C\u2019est le chiffre le plus visible.<br>Mais il ne comprend pas :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>l\u2019assurance emprunteur<\/li>\n\n\n\n<li>les frais de dossier<\/li>\n\n\n\n<li>les frais de garantie<\/li>\n\n\n\n<li>les frais annexes<\/li>\n<\/ul>\n\n\n\n<p>Deux cr\u00e9dits avec le m\u00eame taux nominal peuvent donc co\u00fbter des montants tr\u00e8s diff\u00e9rents.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">2. Le TAEG : le v\u00e9ritable indicateur du co\u00fbt total<\/h2>\n\n\n\n<p>Le <strong>TAEG (Taux Annuel Effectif Global)<\/strong> inclut :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>le taux nominal<\/li>\n\n\n\n<li>l\u2019assurance (si elle est incluse dans l\u2019offre)<\/li>\n\n\n\n<li>les frais de dossier<\/li>\n\n\n\n<li>les frais de garantie<\/li>\n\n\n\n<li>tous les co\u00fbts obligatoires li\u00e9s au cr\u00e9dit<\/li>\n<\/ul>\n\n\n\n<p>C\u2019est l\u2019indicateur qui permet r\u00e9ellement de comparer deux offres. Un taux nominal plus bas ne signifie pas forc\u00e9ment un cr\u00e9dit moins cher si le TAEG est plus \u00e9lev\u00e9.<\/p>\n\n\n\n<p>Pour comparer deux propositions, c\u2019est le TAEG qu\u2019il faut regarder en priorit\u00e9.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">3. L\u2019assurance emprunteur : le co\u00fbt souvent sous-estim\u00e9<\/h2>\n\n\n\n<p>L\u2019assurance peut repr\u00e9senter une part significative du co\u00fbt total du cr\u00e9dit. Dans certains dossiers, elle peut atteindre un montant proche de celui des int\u00e9r\u00eats.<\/p>\n\n\n\n<p>Elle d\u00e9pend :<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>de l\u2019\u00e2ge<\/li>\n\n\n\n<li>de l\u2019\u00e9tat de sant\u00e9<\/li>\n\n\n\n<li>de la profession<\/li>\n\n\n\n<li>des garanties choisies<\/li>\n<\/ul>\n\n\n\n<p>Depuis les \u00e9volutions l\u00e9gislatives r\u00e9centes, il est possible de changer d\u2019assurance en cours de pr\u00eat, ce qui peut g\u00e9n\u00e9rer des \u00e9conomies importantes.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">4.
